CONSTRUCTION MANAGEMENT

Construction Management is a professional service that applies effective management techniques to the planning, design, and construction of a project from inception to completion for the purpose of controlling time, cost and quality. Construction Management is a discipline and management system specifically created to promote the successful execution of capital projects for owners. These projects can be highly complex. Few owners maintain the staff resources necessary to pay close, continuing attention to every detail--yet these details can "make or break" a project. Morganti augments the owner's staff with pre-planning, construction, and management expertise that can assure the best possible project outcome no matter what type of project delivery method used. Morganti's approach is to serve as an extension of an owner's organization, further supplementing their capabilities and representing their interests throughout the entire life of the project.

CONSTRUCTION ADMINISTRATION

As an Owner's Construction Administrator, Morganti represents the best interest of the owner throughout all phases of work, which include timely completion of the project, within the prescribed budget and in conformance with the contract requirements. To that end, Morganti establishes the necessary policies, procedures and systems to ensure proper project controls are in place to manage time, cost, information, quality, safety and risk. In addition, Morganti coordinates the responsibilities and interrelationships of all team members; i.e., Owner, Design Team, Contractors, Subcontractors and Consultants to assure proper execution of all contract matters.

DESIGN/BUILD

Design/Build is a delivery method that uses a single contract to accomplish both the design and construction of a project. With contractual accountability for the project, Morganti is responsible for all building elements including hiring the architect, engineers and subcontractors, controlling cost and quality, maintaining the project schedule, and completing the project from the design phase through construction and project completion.

GENERAL CONTRACTING

Morganti's General Contracting approach, predominantly used for our international projects, allows for contract options of a lump sum price, cost plus fee basis, or cost plus fee with a guaranteed maximum price. Morganti's knowledge of industry conditions allows us to be extremely competitive as a general contractor. Our strong relationships with the subcontractor and vendor communities ensure high quality at a competitive value.
