    Roles and Responsibilities

    Job Description

    Duties & Responsibilities

    Planning & Pre-Construction

    1. Assists in preparation of bids and proposals as assigned
    2. Participates in preparation of formal presentations and delivers his/her portion of the presentation
    3. Works with the Project Manager in project planning; recommends major subcontractor

     

    Project Execution, Monitoring, and Close Out

    1. Supervises the day-to-day activities to ensure that schedule, costs, workmanship and safe conditions are maintained
    2. Organizes and schedules subcontractors (with the Project Manager) to execute project requirements
    3. Assists the Project Manager by attending pre- construction conferences with subcontractors three weeks prior to the time their involvement is to begin to insure their area is ready, all submittals are approved, and documentation is complete
    4. Reviews project schedules, contract documents, plans and specifications daily
    5. Conducts routine subcontractor foreman meetings and safety meetings to promote communication between all parties and resolve problems
    6. Maintains all recordkeeping requirements including update of as-built drawings, Morganti & subcontractor’s daily reports
    7. Prepares Morganti’s Daily Report to document all work activities, weather, delays, etc…
    8. Confirms all decisions, revising or clarifying the contract documents with the A/E, Owner, and contractors via confirming Request for Information (RFI)
    9. Keeps Project Manager informed on all changes
    10. Foresees potential constructability problems and follows up a resolution and informs the Project Manager.
    11. Coordinates the subcontractors to prevent interference or obstructions
    12. Clarifies discrepancies and questions concerning specifications and drawings with the A/E
    13. Continually reviews construction methods, crew size and schedule for cost improvement opportunities
    14. Advises Project Manager of potential change orders to the owner or back charges to subcontractors
    15. Ensure that all required written notices of back charges have been forwarded to the subcontractor(s) per the subcontract requirements
    16. Maintain labor management relationships
    17. Conducts final inspection and develops the preliminary punch list
    18. Responsible for all on-site safety
    19. Works with Owner, Architect, Engineer, Project Manager, subcontractors, etc., to properly prepare for project close-out
    20. Completes punch list items in a timely fashion
    21. Ranks subcontractor performance on an ongoing basis to assure the establishment of an up-to-date list of competent, cooperative, and competitive subcontractors and forwards information to Regional Operations Manager
    22. Schedules and conducts weekly foreman meetings
    23. Schedules and conducts pre-install, initial, follow up and final installation meetings

     

    Materials and Equipment

    1. Works with the Project Manager to ensure timely receipt of all needed materials and equipment to avoid work delays
    2. Coordinates to ensure subcontractors have the needed requirements to proceed 
    3. Ensure that all material testing requirements (such as steel and concrete tests) are fulfilled and records properly maintained 
    4. Coordinates and Schedules all required inspections of the project 
    5. Verifies that material and equipment being installed matches the approved submittal and fills out specification verification form 
    6. Assures areas are provided for storage of equipment and materials and that items delivered to the jobsite are proper for the job and properly stored or protected to prevent theft or damage 
    7. Assists PM with monthly requisition review  
    8. Maintains trailers and project sites in a clean and orderly fashion

     

    Skills & Qualifications

    A bachelor’s degree in a construction related field or equivalent field experience. Familiarity with computers and their systems, and an enthusiasm for technology in regards to increasing productivity is required. Familiarity with Viewpoint software is preferred. Must have a very strong working knowledge and be technically competent in construction means & methods, equipment, tools and work procedures and have an understanding of construction scheduling, coordination, cost control, safety, OSHA requirements, and quality assurance. Requires strong communication and people management skills including the ability to work as a team member with leadership capability.
